Tommy Wiles

Tommy Wiles was raised on a family farm and ranch near Gordon, Nebraska, where he developed a deep appreciation for the land and the hardworking people who make their living from it. From putting up hay during the summers to working cattle and learning firsthand what it takes to operate a successful agricultural business, those experiences shaped the way he approaches real estate today.

Before beginning his real estate career, Tommy owned and operated a Precision Agriculture business, helping farmers throughout western Nebraska improve irrigation efficiency and water management. He also spent several years in the well drilling industry, gaining firsthand knowledge of groundwater resources, windmills, wells, and the diverse landscapes that make Nebraska's ranch country unique. Those experiences have given him an understanding of agricultural and recreational properties that extends well beyond the property line.

Today, Tommy specializes in farms, ranches, recreational land, hunting properties, and rural investment real estate across western Nebraska and southwestern South Dakota. He believes every property has a story, and his goal is to represent each client with honesty, strong communication, and a marketing strategy that showcases what makes their property unique. Whether assisting a family selling a multigenerational ranch or helping a buyer find the right investment, Tommy is committed to making every transaction a success.

Tommy lives in Chadron, Nebraska, with his wife, Heather, and his three girls. When he's away from work, you'll likely find him on the golf course, spending time outdoors, camping, skiing, or enjoying time with family and friends.

FAQS

Why should I choose Tommy Wiles to represent my property?

Buying or selling a farm, ranch, or recreational property is often one of the largest financial decisions a family will make. My approach is built on honest communication, hard work, and strong relationships. I take the time to understand what makes each property unique and develop a marketing strategy that showcases its true value.

Over the years, I've built relationships with landowners, producers, investors, and land brokers across the region and throughout the country. Combined with the national marketing resources of #1 Properties Ranch and Recreation, those relationships help connect exceptional properties with qualified buyers.

My commitment is simple—to treat your property as if it were my own, represent your interests with integrity, and work relentlessly to help you achieve the best possible outcome.

What types of properties do you specialize in?

I specialize in working farms, ranches, recreational properties, hunting land, and investment real estate throughout Nebraska and South Dakota. Whether it's a family ranch that's been passed down for generations, productive farmland, or recreational property, I understand the unique opportunities and challenges that come with buying and selling rural real estate.

How do you determine what my ranch or farm is worth?

No two properties are exactly alike. I evaluate grazing capacity, water resources, improvements, soils, access, wildlife habitat, recreational opportunities, and recent comparable sales to determine a property's market value. From there, we develop a pricing strategy designed to maximize buyer interest while protecting your investment.

How do you market large farms, ranches, and recreational properties?

Marketing rural property requires much more than placing it on the MLS. Every listing receives a customized marketing plan that may include professional photography, drone imagery, aerial video, detailed mapping, targeted digital advertising, exposure on leading national land websites, and promotion through our network of land brokers and qualified buyers. The goal is to put your property in front of the right audience and maximize its exposure throughout the United States.

Can you help with 1031 Exchange transactions?

Yes. I regularly work with buyers and sellers involved in 1031 Exchanges and understand the importance of timing, deadlines, and identifying suitable replacement properties. I'll work closely with you, your qualified intermediary, and the other professionals involved to help keep the transaction moving smoothly from contract to closing.

What should I do before listing my ranch or farm?

Preparation can make a significant difference. Before a property goes on the market, we'll review items such as leases, FSA records, tax information, surveys, water rights documentation, grazing information, and property improvements. Having this information organized helps answer buyer questions early and gives buyers confidence in the property from day one.

Do you work with out-of-state buyers?

Absolutely. Many of the buyers I work with come from outside Nebraska and South Dakota. Whether they're looking for a working ranch, recreational property, hunting land, or a long-term investment, I help coordinate every step of the buying process—from property tours and inspections to closing—making the experience as seamless as possible, regardless of where they call home.

What areas do you serve?

I'm based in Chadron, Nebraska, and primarily serve Nebraska and South Dakota. I regularly work throughout Dawes, Sheridan, Sioux, Box Butte, Scotts Bluff, Morrill, Garden, Cherry, and surrounding counties. I also work with buyers and sellers across the Great Plains and welcome the opportunity to discuss unique rural properties throughout the region.

As another New Year’s Beef Bash comes to a close, it is easy to see why this event has grown into one of the premier progressive beef cattle shows in the region. Held at the Scotts Bluff County Fairgrounds in Mitchell, the New Year’s Beef Bash began with a vision from Chip Huckfeldt and was brought to life alongside the Scotts Bluff County Fairgrounds Board Members. Once again, the event brought together youth exhibitors, families, and cattle producers from across Colorado, Montana, Nebraska, Utah, and Wyoming. Now six years strong, the Beef Bash has become a must-attend stop on the winter cattle show calendar.       Strong Participation from Across the Region This year’s Beef Bash saw an impressive turnout, with exhibitors competing in multiple divisions, including showmanship, breeding heifers, market steers, and market heifers. The level of competition and quality of cattle reflected the dedication these young exhibitors put in year-round. Just as notable was the sportsmanship on display throughout the event. For many families, the Beef Bash has become a New Year’s tradition that brings them back to Mitchell year after year. Focused on Youth in Agriculture At its core, the New Year’s Beef Bash is about investing in the future of agriculture. Youth exhibitors gain hands-on experience while building confidence and skills that extend well beyond the show ring. Events like this teach responsibility, perseverance, and goal-setting. They also create opportunities for friendships and connections among exhibitors from multiple states. These experiences play an important role in shaping the next generation of agricultural leaders. A Positive Impact on the Community The Beef Bash continues to make a meaningful impact on the Mitchell community and surrounding area. During the multi-day event, families and exhibitors support local hotels, restaurants, and businesses, strengthening the link between agriculture and rural economies. Thanks to continued sponsor support, improvements at the fairgrounds have enhanced the overall experience. Upgraded wash rack facilities, turf enhancements, and general grounds improvements benefit not only this event, but future shows as well. All sponsorship dollars are reinvested directly back into the show and the facilities that host it. Proud to Be Annual Sponsors At #1 Properties Ranch & Recreation, we are proud to sponsor the New Year’s Beef Bash each year. Supporting youth in agriculture and events that strengthen rural communities aligns closely with who we are and what we stand for. Seeing young exhibitors step into the ring with confidence, supported by families, volunteers, and sponsors, is a powerful reminder of how important events like this are to the future of agriculture in our region. Looking Ahead to the 7th Annual Beef Bash With another successful show in the books, planning is already underway for the 7th Annual New Year’s Beef Bash in Mitchell. If this year’s event is any indication, the Beef Bash will continue to grow and remain a cornerstone winter livestock show in the region. We extend our sincere thanks to the organizers, volunteers, sponsors, and families who made this year’s event a success. On behalf of everyone at #1 Properties Ranch & Recreation, we look forward to supporting the Beef Bash again next year and continuing to celebrate youth, agriculture, and community.
